Residential lease alterations and variations

Available from: 18/03/2026

With residential leases it often transpires that there are things wrong with the lease after the client/tenant has moved in and often these only appear when they come to sell the flat. The mistakes are usually down to bad plans, parts missing or too much included. There may be requests by the tenant to make alterations to the flat – structural or non-structural, or changes to bin stores, parking spaces, garages and so on.

This can be fraught with unexpected complexities and costs, and this webinar will outline the main traps and how to avoid them including:

  • Common mistakes
  • Increasing or decreasing the extent of the demised premises or facilities used by it
  • Getting the landlord’s consent
  • Increasing the lease term – the current situation and the outlook for the proposed changes
  • Ground rent problems
  • Lender consent issues
  • Can the landlord agree to vary the lease without the other tenants’ consent?
  • How to document the changes
