SearchFlow launches a new digital environmental report for the commercial property market
SearchFlow, property intelligence specialists, launches the first all-encompassing and digital environmental report for the commercial market, which will offer significant time savings for conveyancers and improved transparency for their clients.
RiskView Commercial is an “all in one” environmental report, which will analyse four key environmental factors; contaminated land, flood, ground hazards and energy and infrastructure, allowing conveyancers to offer a fixed fee service, safe in the knowledge that it provides all the required information for environmental searches and a thorough due diligence is carried out from the outset.
The report can be viewed via an easily navigable and interactive digital viewing platform which contains a comprehensive risk assessment analysis for all environmental areas. It is designed to be shared with clients to improve the quality of service delivered and the transparency of the conveyancing process. It provides a clear “at a glance” summary on the front page and only includes results that require further action or investigation to substantially cut conveyancers’ time spent reviewing the information.
The condensed document is also supplemented with support and advice from expert environmental consultants, Argyll Environmental Ltd. And the Professional Opinion and Recommendations can easily be copied and pasted by conveyancers into their client’s report on title. In addition, there is clear signposting to where they can seek further information and guidance if required.
The report includes PII cover of £15 million and a £100k contaminated land excess free remediation contribution. In addition, it contains Landmark’s unique risk assessed land register data, which contains details of land that has been assessed and deemed not to be contaminated or at risk of action under the Environmental Protection Act.
Greg Bryce, managing director of SearchFlow, comments: “RiskView Commercial is a cost effective and time saving report that highlights any issues associated with all environmental searches in one slim-lined document. It enables conveyancers to confidently fulfil their due diligence with speed and efficiency. Designing a format that can be shared with clients will help conveyancers offer a more transparent and improved service, reducing their time spent updating their clients; whilst providing buyers and portfolio managers with a sophisticated and tailored digital solution to keep them fully informed.”
