A new digital environmental report will streamline and improve transparency of conveyancing service

Searchflow200x [1]Conveyancing search provider, SearchFlow [1] launches an all-encompassing and digital environmental report, which will offer significant time savings for conveyancers and enhanced communication with homebuyers.

The comprehensive environmental report, RiskView Residential, compiled by Landmark Information Group, will analyse four key environmental factors; Contaminated Land, Flood, Ground Hazards and Energy and Infrastructure.

It will also include a summary interpretation to cut conveyancers’ time spent reviewing the information and an innovative digital viewing platform for homebuyers.

RiskView Residential contains a comprehensive risk assessment analysis for all environmental areas.  It provides a clear “at a glance” summary on the front page and only includes results that require further action or investigation.

The Professional Opinion and Recommendations can easily be copied and pasted by conveyancers into their client’s report on title. The condensed document is also supplemented with support and advice from expert environmental consultants, Argyll Environmental Ltd.

The online portal, accessible via links in the document, is an interactive map which provides easy navigation through the data to review the results.  It is designed to be shared with homebuyers and with them in mind, uses simple terminology and presentation to describe the information so they can easily analyse and understand the results.

In addition, there is clear signposting to where they can seek further information and guidance if required.

Costing £84.50 (excluding VAT), RiskView Residential is an “all in one” environmental report allowing conveyancers to offer a fixed fee service, safe in the knowledge that it provides all the required information for environmental searches and a thorough due diligence is carried out from the outset.

The report includes PI cover of £10 million and a £100k Contaminated Land excess free remediation contribution. In addition, it contains Landmark’s unique risk assessed land register data, which contains details of land that has been assessed and deemed not to be contaminated or at risk of action under the Environmental Protection Act.
